Timeline:

  • First Reading: January 28, 2025 5:30 PM City Council Meeting & Public Hearing

  • Second Reading: February 18, 2025 5:30 PM City Council Meeting​

  • At the February 18th City Council Meeting, City Council has approved a motion to send the Zoning Ordinance & Map back to the Planning Commission for further review.

  • Planning Commission Review: Tuesday, March 11 

    • Meetings are held on the second Tuesday of each month at 3:00 P.M., at the City of Laurens Police Training room, located at 250 West Laurens Street, Laurens, SC, 29360.

    • The Planning Commission will review public input and discuss any necessary adjustments.

    • If approved by the commission, they will then make a recommendation to City Council. 

TIMELINE UPDATES:

UPDATE - March 18, 2025 -

Second reading of the Zoning Ordinance & Map was approved by City Council. 

UPDATE - March 11, 2025 -

The Zoning Ordinance & Map was recommended by The Planning Commission to send to City Council. The second reading of the Zoning Ordinance & Map will be held on a regular City Council meeting, Tuesday, March 18, 2025. 

UPDATE - February 19, 2025 - 

The City of Laurens is committed to ensuring transparency and public engagement in the zoning update process. Over the past several months, we have met one-on-one with property owners, held town hall meetings and gathered valuable community input on the proposed Zoning Ordinance and Map. Based on this feedback, City Council has approved a motion to send the Zoning Ordinance & Map back to the Planning Commission for further review. To continue this open dialogue and ensure all voices are heard, we are providing multiple ways for residents to review the updated zoning map and submit feedback.

To continue this dialogue, residents can review the updated zoning map at key locations or online and submit feedback via a written form available beside each map or through an online form.

Forms will be checked daily, and all input must be submitted by March 6, 2025.

How to use this Ordinance

The Laurens Zoning Ordinance is intended to facilitate the type of high-quality, vibrant, and sustainable development prescribed by the Laurens Comprehensive Plan . This Ordinance provides standards organized around the following areas:

  • The zoning map divides the City into zoning districts and any applicable overlay districts.

  • The zoning districts regulate the uses, building types, frontage types, building setbacks, number of buildings, landscape surface area, and other standards for a lot in Section 3.

  • The overlay districts may further regulate uses and require additional development standards in Section 4.

  • Use regulations cover the principal, accessory, and temporary uses permitted by zoning district, along with any additional regulations that may apply to a particular use in Section 5.

  • Building types contain the standards that apply to each type of building regulated by this Ordinance in Section 6.

  • Frontage types regulate the type of development along the street edge in Section 7.

  • Development standards in Sections 8 through 18 are organized around transitional features, streets and circulation, parking, open space, landscape, fences, walls, and screening, lighting, signs, utilities, natural resources, and historic resources.

  • The review bodies and their authority are outlined in Section 19.

  • The review and approval procedures for various development applications are found in Section 20.

  • Performance agreement and sureties provide assurance that approved site improvements are completed in Section 21.

  • Enforcement is described in Section 22.

  • Definitions and interpretations are found in Section 23.
